Three Different Type Of Florida Vacation Homes Communities

When you plan your Orlando vacation package and you're looking at Florida vacation homes, it's worth remembering that you have a choice of different community types. There are thousands of Florida short term rentals in dozens of communities close to the Magic Kingdom - some are comprehensive "resorts" that have lots of extras such as a club house and a community pool, while others are regular sub-divisions containing nothing other than homes. Let's take a look at a few typical communities to clarify the differences.
Firstly, there are the residential communities which are often a mixture of permanent residents and Florida vacation homes. Grand Reserve on County Road 54 is an example of one such development. It is a small gated residential community of 110 houses of which about a third are holiday homes. The layout of the development is a figure of eight with lots of greenery and conservation areas between and at the back of the homes.
This is an upmarket but "minimalist" sub-division, as a result of which there are no additional community facilities. However, vacationing families in each of these Orlando homes enjoy the use of a private screened pool plus the other extras that most contain - a games room, exercise equipment and even bicycles - because the few roads are perfectly safe for riding or even strolling.
And because of its location, less than five minutes to get to exit 58 of Interstate 4, Grand Reserve is a popular development for people renting an Orlando home. Depending on the traffic it takes about ten to fifteen minutes to get to the Disney Parks and Sea World and Universal Studios are about 20 - 25 minutes away. The nearest supermarket, pharmacy, dry cleaners, hairdresser, liquor store are about two minutes drive away. There are a handful of restaurants at ChampionsGate located at exit 58 of Interstate 4 but there are lots more restaurants on the 192 about 10 minutes down Old Lake Wilson Road. For the serious shopper there are various Malls within a 10-30 minutes drive.
In comparison, the second category of community ("resort" style) is usually gated and offers a wide range of additional facilities for guests. Typically much larger than the size of Grand Reserve, a resort community has the vast majority of properties established as vacation homes.
Emerald Island is a good example of the resort-type community. It has an impressive entrance gate, permanently manned by a security guard, plus many additional leisure facilities. Most of the properties are vacation homes.
The Emerald Island Clubhouse has a gymnasium, cyber cafe and games room. There is a community pool, volleyball, tennis courts and childrens play area. If you like to walk there are nature trails to explore. The clubhouse also sells newspapers and offers information for guests.
Located on Funie Steed Road it is about five minutes from the 192 and the nearest supermarket, a selection of other shops and a Doctor's office are 5 minutes away on Formosa Boulevard. You will also find a large selection of restaurants catering to every taste in the same area. For the serious shopper there are various Malls within a 15-30 minutes drive.
Communities containing condo properties are the third and final category of Florida vacation homes. Some have the wide range of facilities that "resort" communities offer (and indeed some "resort" communities feature both condos and single family homes).
Villas at Island Club, close to Mile Marker 2 on Highway 192, is one example of a condo community. Facilities include a gym, tennis and volleyball courts, two communal pools and a games room. A range of restaurants, shops and supermarkets are only five minutes away along the 192.
There are many more communities than those listed above offering Florida vacation homes and the extra facilities offered vary from community to community. So when you are choosing the perfect Orlando home for your vacation check out what the sub division has to offer.
